Nightly, 3x Week or Weekly: Choosing a Frequency

How to decide on the right cleaning frequency for your Tempe commercial facility—and what changes when you get it wrong.

Why frequency matters more than most buyers expect

Cleaning frequency is the primary cost driver in a commercial cleaning contract and the primary quality driver in how your facility looks and functions. A facility cleaned too infrequently accumulates a soil load that no single visit can address; a facility cleaned too frequently relative to its occupancy generates cost without proportional benefit.

Most commercial cleaning disputes in the Tempe market that involve dissatisfaction with service quality trace back to a frequency that was either not documented clearly or was set at a level that does not match the facility's actual use. This guide walks through the decision.

Nightly cleaning (5 nights per week)

Nightly cleaning is appropriate for facilities that operate on a standard business-week schedule with consistent occupancy, significant foot traffic, food service in the building, or restrooms serving 30 or more users per day. Most Class A office buildings in the Tempe market clean nightly.

The case for nightly cleaning is operational consistency: the same tasks are performed every night, the crew knows the facility, and any condition that deviates from normal is noticed and reported within 24 hours. Facilities that switch from weekly to nightly cleaning typically notice the improvement within two weeks.

Nightly cleaning is not appropriate for low-occupancy facilities, facilities with infrequent foot traffic, or facilities where most staff work remotely most days. Paying for nightly service in a space that is half-empty most of the week is a budgeting decision, not a cleaning one.

Three nights per week

Three-night programs are the middle option and the one most often chosen by professional offices in the 3,000–8,000 sq ft range in the Tempe area. A law office, an insurance brokerage, an engineering consulting firm with 20–30 staff—these are the typical three-night clients.

The practical structure of a three-night program matters. Monday/Wednesday/Friday distributes the service through the week and ensures no more than two business days pass between visits. A Tuesday/Thursday/Saturday schedule creates a four-day gap from Saturday to Tuesday that is noticeable in facilities with food service or high restroom traffic.

Three-night programs require a weekday supplemental restroom check in facilities with high restroom traffic. If your building has more than 40 restroom users per day and you are on a three-night program, the restrooms will fall below acceptable condition by the fourth working day without a mid-cycle check. We flag this at quote time rather than letting it become a service complaint six months into the contract.

Weekly cleaning

Weekly cleaning is appropriate for small offices (under 2,500 sq ft), low-occupancy facilities, secondary or satellite offices, storage-adjacent spaces, and facilities where most daily maintenance is handled by building occupants. A five-person financial advisory office where the staff wipes down their own desks and the foot traffic is minimal can function well on a weekly program.

The risk in weekly cleaning is that a single missed visit leaves the facility uncleaned for two weeks. In a facility with restrooms serving ten users per day, two weeks between cleaning visits is noticeable and, in some cases, a health and code concern. If you choose a weekly program, confirm what the response protocol is for a missed visit.

Weekly programs in the Tempe market typically include a quarterly floor care visit as a separate line item—VCT maintenance, carpet extraction or hard-surface polishing depending on the floor type. For facilities on a weekly cleaning schedule, floor care on a quarterly basis is the minimum that prevents visible floor deterioration.
