Hard-surface floor maintenance is the highest-impact cosmetic service a commercial cleaning contractor delivers, and the one most often done incorrectly. A VCT floor stripped and refinished with too many coats of finish looks good for three weeks and looks worn for three years. A polished concrete floor over-burnished with an abrasive compound loses its surface faster than foot traffic does.

VCT (Vinyl Composite Tile)

VCT is the most common hard-surface commercial floor in East Valley office and retail buildings. A proper VCT program involves an annual or biannual strip and refinish, monthly scrub-and-recoat during the year, and nightly dust mopping or autoscrubbing on high-traffic lanes. We assess coat thickness during the walkthrough and do not add coats over a floor that already has ten.

Polished Concrete

Polished concrete is increasingly common in warehouse-adjacent offices and tech facilities along the Price Road corridor. It requires low-abrasion burnishing rather than finish application, and a different chemical protocol for spill response. A crew trained only on VCT will damage a polished concrete floor by applying finish product or using the wrong pad. We assess the surface type before scheduling any floor program.

Carpet Maintenance

Carpet maintenance in commercial buildings involves traffic lane extraction (typically quarterly), interim bonneting or encapsulation between extractions, and spot treatment as part of the nightly scope. We do not subcontract carpet work—the same crew performing nightly cleaning handles carpet maintenance so scheduling conflicts are eliminated.

Scheduling Around Occupancy

Strip-and-wax and heavy scrub programs require floor access without foot traffic for 6–12 hours. In occupied commercial buildings, that means weekend nights or holiday windows. We schedule these in advance, confirm the access window in writing, and do not reschedule unless the building-side access is unavailable.
