The insurance gap in commercial cleaning

A cleaning contractor operating without workers' compensation is in violation of Arizona law, and the exposure to you as the facility owner or manager is significant: in some circumstances, workers' compensation liability for an uninsured contractor's employee can transfer to the party who contracted their services. This is not a theoretical risk; it has been litigated in Arizona courts.

Bonding

A commercial cleaning bond is a type of surety bond that provides financial recourse in the event that a crew member steals from a client's facility. Bonding is not the same as insurance: it covers a specific type of loss (employee theft) that general liability typically excludes.

For a cleaning contractor with recurring access to occupied commercial buildings, bonding is standard practice. The bond amount should be sufficient to cover the value of property accessible to the crew in your facility. Ask for the bond certificate along with the insurance certificate, and confirm the bond is current.
